Mystery Solved?

It appears that the mystery of the rehabbed building down the street has been solved.

It’s a rental. A few tenants are already in the building.

I’m gonna be honest with you, I really thought the project was going to go condo.

Why?

The finishes seem above the basic contractor staples that you see throughout most rental buildings.

The floors are gleaming (Real wood? Laminate?) and the appliances are stainless.

You heard me right---stainless.

That’s some high livin’ those kids are doing down there.

All this begs the question, is the building owner renting out the units until the real estate market turns around or is this their first development?

Because who would put high end finishes and a stainless appliance package in a rental?

This ought to be interesting.

Eye In The Sky

I noticed a new addition to the 63rd Street Metra commuting experience this morning: The platform is now equipped with security cameras.

You could have knocked me over with a feather.

As usual, I was running for the train when I saw a metal pipe-like structure attached to one of the wooden lamp posts. Imagine my surprise when at the end of the pipe I spied the unblinking eye of a camera.



Though I haven’t walked the platform to confirm it, there are probably cameras in plain sight of all four entrances to the station.

That suspicion was nearly confirmed as I looked across the way on the south bound platform and saw another camera pointing at its south entrance.

The scuttlebutt is that Metra in conjunction with Apostolic Church, had the cameras installed.

After all, the rapist still hasn’t been caught and the platform, stairwells and viaduct are extremely dark and isolated during the daytime much less at night.

While I welcome the cameras, I wonder if they’re monitored---If so, by whom? Dose this mean that they’re may be an emergency call box somewhere in our future?

If the scuttlebutt is true, it’s nice to see public and private entities working together to achieve a common goal.

Now I have to be careful if I have a “wardrobe malfunction” and go to correct the problem.

Unlike this crazy YouTube generation, there are just some things that just don’t need to be caught on camera

Nice, eh? But based on past behavior, will they water the lawn so the turf takes to it's new home?

Now will the building be condos or rentals? Affordable? subsidized? market rate? If the building goes condo, will parking be factored into the equation? Who will market the property?

More importantly, who's the developer?

This story is moving forward (with a nice lawn might I add) but still developing.

"I think there is something going on at the Metro Club. Gave some ladies directions to 'Club Honeys' at 1445 East XXth Street."

Yet when I came home the street wasn't mobbed with cars.

Odd.

The reason made itself apparent when I was walking to the train yesterday morning:

Here Comes The Judge, Part 2

I just don’t get the Honorable William Pileggi.

He seems like the real deal.

He’s cosigned on common sense initiatives and has even received an award from Neighborhood Housing Services.

From what I’ve been able to find on the web and glean from my lawyer friends, Judge Pileggi is okey doke.

He seems like a jurist who will put some bite and muscle into the maze of building codes in our fair city.

This makes his rulings concerning the property at 1512-1514 E. Marquette and Mr. Knight all the more troubling.

Court records indicate that on numerous occasions Judge Pileggi has given Mr. Knight more than enough time to comply with the City’s order.

My question is why was he granted so many chances?

If I can find the numerous actions filed against Carlton Knight in Cook County court system, surely he can as well.

One would think that those records alone would serve as a litmus test of Mr. Knight’s actions & behaviors.

Clearly I’m in the minority on this one.

As a result case number 2007-M1-402799 has been dragging out since October 4th of 2007.

But as I was recently mulling over the judges’ actions, I took a gander across the way and saw something miraculous.

A brand new porch.

Maybe it’s because I rarely look out of my back window or raise the shade. Perhaps with the sun rising earlier and setting later, it gave me an extended opportunity to gaze across the way.

Whatever the reason, that looks like new porch construction to me.

If the porch is new, I would be the first to tell you that I have no clue why Mr. Knight would all of a sudden comply with the city’s order.

I could offer up any number of theories but it would be a waste of both blog space and your time.

The bottom line is that the porch was built.

Now whether it’s up to code is the city’s call.

Development Update?

The old fence has been removed from the front of the building and looking through the window, any passerby on the street can see a visible ceiling fan box.

This begs a couple of questions:

Is the building going condo or not?

Whatever it's fate, when will the construction be completed?

When, for the love of God, is the landscaping portion of the rennovation gonna happen? Overgrown grass and weeds are NOT attractive.

And last but not least...

They must have great security to leave a pricey looking ceiling fan box visible in the window. Normally that serves as a red flag to theives who prey on construction sites.

Site Manager

For those of you who’ve been long time readers already know I wasn’t going to let this Metropolitan foolishness fade to black.

In fact, since I seemingly couldn’t get any answers that I needed; I did what every resourceful, tax paying Chicagoan should do-----I called the police.

Well not 911 but the 3rd District CAPS office.

I started chatting with one nice police officer who then referred me to another nice police officer.

I’m gonna be honest with you, I thought this was shaping up to be a pass the buck type of moment.

Fortunately for me that wasn’t the case.

Everyone over at the 3rd District CAPS office has been extremely responsive; so much so that I heard via the grapevine the nice people at TWO recently had a chat with the police.

Now I wasn’t there at this little pow wow but from what I understand the word has come down---ixnay on the parties.

Apparently (and allegedly) no one over at the main TWO office knew anything about the shenanigans on 65th Street.

But they know now.

From what I heard, the site manager took the brunt of the blame in the conversation between the police and the TWO.

While I know it sounds mushy and girlish, I hope he or she doesn’t loose their job---more than likely they won’t. That wasn’t my intention.

My intentions were two fold: (1) Find out who’s making the party decisions at the Metropolitan and (2) Have them understand why it’s not appropriate to book a series of teen parties in a residential neighborhood.

Or strippers for that matter.

So at this point, it appears that things very well may be settling down.

But you never know.

I’ll pass the word along to the neighbors---Vigilance from everyone is required.

Milorad

The hair should have been the dead giveaway.

I knew I should have trusted my first impressions. But, no---I waved it off.

Then came word about the near daily commutes between Chicago and Springfield.

Then the family feud and all of the ensuing ugliness. That’s when the world was first introduced to the term “testicular virility.”

Sweet Baby Jesus.

Then he was the “first Black Governor of Illinois.”

Do not even get me started on that one.

Now rampant greed and runaway ego will cause the entire nation look on as yet another Illinois governor is under federal indictment.

But the cherry on top of all of this foolishness is how the Illinois voter is shocked by the goings on of Governor Blagojveich.

He got me once---I voted for him in ’02 hoping that he could wash away the stench of Ryan administration.

Yeah, I know I was a dumbass but I can dream the impossible dream can’t I?

After I got wind of the commuting foolishness ($26 million over the lifetime of his administrations), I knew this wasn’t the guy you let hold the cookie jar.

Yet more than one dumbass voted to have him hold the jar once again in ’06.

Now everyone wants to wag their fingers and cluck their tongues at his behavior when they as a voting body tacitly approved such shenanigans.

So now the great cry is heard and clothes are being rendered.

All they had to do was ask me. I’d would have let you in on the secret.

Never trust a man who’s constantly fiddling with his hair.

Yes We Can

I have yet to have children.

I do not know how it feels to give birth to another human being and to experience that life long love---that maternal bond.

My friends with kids often remark they'd do anything to protect their children.

Playing devil's advocate, I jump on the bandwagon and ask them if they knew that their child (or children)commited a crime, would they ever turn them in to the police.

Every last one of them has said no.

They couldn't bring themselves to turn their children in---no matter how horrific the act.

I counter with the statement, "So why do you bother teaching them right from wrong and taking them to church?

That one is usually met with icy silence.

I guess it's difficult to turn over one's offspring to the authorities.

That's why this woman not only gets my praise but my prayers and respect as well.

Instead of turning a blind eye, she made a huge personal sacrifice.

She knows that all of the best examples begin at home.

Epilogue

It’s been a little over a month since the last shots were fired at the end of the block.

And believe it or not I haven’t seen any of the restless youth that normally hang on the corner.

Now what happened, I’m not sure.

But I do know that this new addition has been made to the building:


‘Cause without the restless youth hanging out the likely hood of shots being tossed decreases dramatically.

Via records from the Cook County Assessors and Treasurer, I discovered that the owners of the building are WECAN (Woodlawn East Community and Neighbors). And while I had my doubts about their tenant screening process, my faith has been renewed.

Once again, I have no clue what’s going on down there.

I don’t know if the adults have reclaimed their households or if WECAN had a come to Jesus meeting with some (or all) of their tenants.

Somebody laid down the law.

All I know is that the bullets have stopped whizzing.

They Kept Their Word

Mt. Carmel finally finished their turf installation for the annual Brown and White intra squad game last Saturday.

The pictures on the Mt. Carmel's website are much better than what I can take with my cell phone from my balcony.

The nice wrought iron fence is (mostly) erected and everything looks sparkly and new.

Don't even get me started about that fabulous new sidewalk.

Moreover, the tall grasses and weeds have been cleared out. They also put down the grass seed as promised.

How that grass seed is going to grown on dry dusty ground that doesn't get any water is beyond me. Then of course, I had my doubts about the spray on grass that was put down last year with the other sidewalk installation.

What do I know?

The point is they kept up their end of the deal.

My question is will Mt. Carmel continue to do so when they don't have a lawn service picking up the trash on the parkway?

I'm keeping my fingers crossed but my eyes peeled.

True Progress

It's true. We now have a sidewalk.

On the north side of my street between Stony Island and Dorchester is a new continuous two block stretch of sidewalk.

Part one was done by the city last fall and part two was just completed yesterday as a part of Mt. Carmel's turf replacement project.

After years of looking at an unkempt and crumbling parkway and sidewalk, the school across the street has finally come through.

It looks absolutely wonderful.

It's Not Just Me

A few weeks ago one of my neighbors texted me near the end of my waitressing shift.

Since it was late, I was rather taken aback that I received a message that didn’t involve a dire emergency.

I pulled up the message, it read:
“Carlton was on Ch 7 hiding face coming out of court! Funny!”

I peed on myself a little ‘cause I got excited.

Hiding? Coming out of court? WTF is going on?

Despite my aching feet and crabby disposition, I rushed home in enough time to catch the rebroadcast of the Channel 7 news.

And just as I locked the door and turned on the TV what story should appear but the big splashy corruption investigation probe named Operation Crooked Code.

This time I about popped a boner.

As I watched the news report, a few of the indicted individuals were named but a complete list wasn’t made available.

That was a head scratcher.

I didn’t want to shout the joyous news from the rooftops until I saw my developer’s name in a federal indictment.

In short I needed to make sure that the T’s were crossed and the I’s were dotted.
The more I looked, I just couldn’t find any evidence that Carlton had been rounded up in the sting.

No peeing. No boner.

I’m glad I listened to my inner voice.

It turned out that the person who was covering his face coming out of the Dirksen Federal building was not Mr. Knight.

When I broke the news to my neighbor she was deeply disappointed.

And when I say deeply disappointed I mean buzz kill disappointed.

As much as I’ve chronicled Mr. Knight’s dealings with our association, I’m simply the smoke---the rest of my neighbors are the fire.

There's more than one owner who would like to see him get his comeuppance.

I’m just the one who happens to write about it.

While he wasn’t indicted, the city did file two new civil lawsuits against him. I also have to find out what’s going on with the Dixie Highway foolishness in Harvey.

Unfortunately my 12 part time jobs mean I don’t have the same amount of time to go sleuthing like I used to but I’ll eek out some time next week to go to the Clerk of the Circuit Court’s office.

Because as you should know by now, the saga is never ending.

Wait A Minute

As I was schlepping down the street this morning, I noticed that the crappy sidewalk running from Blackstone to Dorchester had been broken up as a part of Mt. Carmel's turf installation.

What the hell?

It would stand to reason that if the crappy, uneven sidewalk is no more that it will soon be replaced with a brand spanking new smooth and even sidewalk.

Right? It does stand to reason----correct?

Is it possible that our little hood will have a passable sidewalk for walkers, runners, seniors, dog walkers, stroller pushers and our neighbors in wheelchairs on the north side of the street?

That is so money.

Now the older wheelchair bound man who shamelessly flirts with all of the women in neighborhood will be able to give a more spirited continuous chase for two blocks.

Damn.

I'll keep an eye on the progress and post what happens.

Now if Mt. Carmel could only spring for some Turf Builder our shit might just be the hotness.

The Block Is Hot

The fallout from the subprime crisis has been all over the news since last summer.

Faithful readers will remember how I wrote about my own personal drama in this forum with my own adjustable rate mortgage.

It would have been easier for me to get into a size ten pair of skinny jeans than to refi nance my mortgage last year.

I know that things are still bad.

I predict that the market won’t straighten out until late ’09 or early 2010.

Despite those grim predictions, I get a feeling that things are looking up for the old hoody hoo.

Realtor’s trying to get rid of excess inventory in this market shouldn’t come as a surprise.

But it seems like there’s a breath of fresh air in recent listings. And when I say breath of fresh air I mean new condo construction.

Not only are there newly built inventory on 65th place, Dorchester and Kimbark but methinks there may be a real estate turn around lurking amidst this downturn.

Obviously it’s not over until the units sells but as a nearly seven year resident of Woodlawn, the price points of the current condo inventory thrill me to pieces.

The new condos behind me are listing from the high 200’s.

For someone who bought her humble little cold water flat for considerably less, when the market does turn around ,those of us who saw Woodlawn’s potential and bought in early will reap the benefits.

And when I say reap I mean raking in the scads of cash when I finally choose to sell.

While I’m not a fan of our city’s Olympic efforts and I don’t think we’ll get the games---if we did, the real estate market for the south east side is going to blow off the map.

But for now it’s all just speculation.

I feel it coming though---change is afoot.
